Early bird gets the worm

The earlier you book a room (and therefore start paying rent), the greater your chance of securing accommodation. Waiting to book means that your chances of finding housing via Avans will be much smaller. This may mean that you already have a room from June onwards. We understand that this means paying rent for a few months before your study programme starts. But think about what you could do during that time if you decide to move earlier:

• Find a summer job and start building an income.
• Learn Dutch and get used to the culture.
• Explore your new city and start making friends.
• That way, you can give yourself a flying start from day one!

Conditions student housing via Brabant Wonen

Below you will find important information regarding the conditions. Please read it carefully.

1. Rent

You pay rent monthly; the price includes utilities (fixed price).

2. Cleaning

You are responsible for leaving the room empty and clean. If this is not the case, (part of) the deposit may be withheld. Photos may be used for comparison during the inspection.

3. Furniture

Furniture is not included by default. We understand that purchasing and moving (large) furniture is difficult for you and therefore offer a rental package which includes moving it in and out. We then arrange this for you for an additional fee. More information can be found below:

• You will rent a furniture package that includes the main items, such as a bed, desk, and wardrobe. An overview of what the furniture package entails can be found in the contract which will be sent to students that will rent a room.
• Moving the furniture in and out (the room must be handed over empty) will also be taken care of for you.
• The furniture package is optional, but if you choose not to take it, you are responsible for purchasing and moving your own furniture and for leaving the room empty (moving the furniture out) when you move out.
• Smaller household items, such as cutlery, crockery, pans, bedding, and other household supplies, are always at your own expense for the Fuik-studio's. This means you must purchase them yourself and remove them from the room yourself when you leave.

4. Deposit

Every student is required to pay a €500 deposit. This deposit covers items and potential costs not included in the optional furniture rental package, such as window coverings, flooring, communal areas and cleaning costs if the room is not left clean and/or empty.

Rental period end dates

All rooms have set – unnegotiable – enddates:

• Full academic year: 09-07-2027
• Semester 1 only (August – January): 22-01-2027
• Semester 2 only (February – August): 09-07-2027

! The tenancy period is not flexible. Your rental agreement has fixed dates.

! The rental agreement cannot be terminated or adjusted.

De Fuik, ‘s-Hertogenbosch (Den Bosch)

• Studio size: 22 m2
• Prices:
  • Monthly rent: €512
  • Furniture rental payment (once): €375
  • Deposit: €500 (once)
• Located within walking distance of:
  • Avans (location Onderwijsboulevard),
  • Bus stop
  • Train station
  • Supermarket
• Bicycle shed and a communal storage room
• Shared laundry room

Procedure

To qualify for these rooms, you must fill the FORM ‘Looking for accommodation’.

In May/ December you will receive an email from International Office to let you know if you are selected to book a room with Brabant Wonen. In case you are selected you will receive an email with instructions from International Office to register at thuispoortstudentwoningen.nl.

Once registered you will receive a registration number which you need to send to International Office. International office will communicate this number with BrabantWonen and they will add a priority indication to your account.

Once you have the priority indication you can now select your preferred room.

Every room will be selectable for 3 days in total. After these days you will receive an email from BrabantWonen letting you know whether the room is yours. The priority indication will get you to the top of the list of students interested in that specific room.

In case other students with priority have chosen the same room it will be decided by lottery. If you lost the lottery, you may select another available room and follow the procedure again.

Once you have booked your accommodation, you will be contacted by BrabantWonen to sign your rental agreement.

In case you have chosen to rent the furniture via Avans, you will receive the contract for the furniture and deposit after having signed the rental agreement with Brabant Wonen. You will receive an invoice for the payment.

Arranging accommodation yourself
